No Home Is Perfect So How Do You Decide?

While no home is "perfect", you can still find the one that is just right for you.
I am not sure when it happened, but something has changed over my lifetime.   In our quest for "everything perfect",  we have become to expect that all should or will be.   Don't get me wrong.   the perfect home

In fact, many know that after finding the perfect Bloody Mary, I am on a quest to find the perfect nacho.

Obviously a great goal, but somewhat unrealistic!

When looking for a home, one should understand that no home will be perfect.  Homes are like people.   All have their own personalities and little idiosyncrasies, and, just like people there are some things we can live with and some that we can't.

If you enter the house hunt thinking that you will find "the perfect home", you will never move.    I don't care how much money you have or if you have designed the home yourself.   There will always be something that one would change!    See trade off's in a real estate purchase.

So, How do you decide?  

Here are a few tips to help figure out what's perfect for you.

  • Know what you can afford.    Get pre approved.    Be honest with the mortgage person.  Believe me, there is nothing more disappointing that finding "the right" property only to find out it is out of your reach.   What happens after that?   Everything will pale in comparison.
  • Be price point realistic.    Many times there is some wiggle room in a price offering, but don't count on that!   We have seen very recently, and in multiple situations, contract price being thousands over asking.   What does this mean to you?  Don't fall into the trap that the property is priced a certain percentage over asking.    If you are looking at it, it should be in your price range.   Looking at $400,000 homes when you can realisticaly purchase a home for $250,000 will just set you up for disappointment.
  • Identify the features that you will NOT compromise on.   Make sure those features fit in your budget.  Are they realistic?    I have had many clients that know that they would like a certain size and style home.   They will not settle for less.   That might mean we have to focus on different communities, and that's okay with them.  Use the old Ben Franklin approach of pros and cons.   
  • Have a time frame.   This will help you zone in.   If you give yourself years to find a home, you likely never will.
  • Be Realistic when it comes to inspections.   Every homeowner should own a hammer!     Expect there to be some deficiencies in a home.    Look at the big picture, act accordingly.
  • Know what you can and can not do.    How do I laugh when a female partner says "No Way" when her male half says, "no worries, I can handle that!"    More than one lovely lady has said to me on the QT, " he sure can, but will never get to it!"
  • Look Big Picture.   Obviously life takes it's twists and turns, but do you anticiapte your needs changing in a few years?  
  • Have all decision makeers present on the house hunt!   How disappointing when you think you have found "the one" just to have the other half come a day later only to feel differently,

and lastly,

  • If the first house you see meets all your criteria.... Don't fight it.   Don't think it's not right just because you haven't seen others.   So many people have fallen in love with the first house they saw.    Yours truly included!

Finally All This  Blogging Pays Off

With the urging of some very influential people in my personal and professional life, I began blogging more than 2 years ago. 

I read blogs that touted how others got business and made the best of something called SEO.   Listening to motivational speaker, Tom Ferry, made me think that there was something to this idea of  "social media".     Hey, I've been in the real estate business for 25 years.     It's a big learning curve!  happy dance carol ann palmieri

Just jumping in was fun.   Talking real estate, reading about real estate, meeting and learning from real estate professionals all over the country  but, I never saw the results that other people said they got. 

Oh, scratch that.   I did get a few calls off community posts that I wrote.  People calling me to ask what the hours were for a restaurant or consignment shop, or where the Medway Santa Parade was being held.    

Oh yes, and how could I forget that I did get a call for someone asking where they might find some live, (yes LIVE) chickens citing a post I had entitled The Chicken and The Egg.  (another lesson learned)

But, I never got a new business call.    I knew it was beneficial and people must have been googling me, saw my ramblings and that added to my experience and credibility, but I never saw an actual lead from it.  

Until this week that is.   And, as luck will have it, I received two in this one week!    A referral from a Realtor in another state and a lead from someone in the school administration in the area, who called me after reading a neighborhood post I had written. 

As much as the slacker in me said give up, I kept going.    The two new leads have fueled a new fire, and made me really believe that done properly this  can fuel my business as well. 
Some will say I am slow on the take.   I know who you are and might have to agree!     Having said that, I have new thoughts, ideas and direction. 

AND, HapPy DaNcE!!!   Two new customers!

What to Do When You Have To Sell in Order to Buy

The Sell/Buy dilemma.   Never an easy one.   Every situation is different, but for many in this current market, one would likely think Sell then Buy.  


Most  of us today can't afford to have two mortgages.   That means if you own a home, unless you are willing and able to purchase without selling, you should be selling your home first.    The advantages are: 
  •   You know exactly how much money your house will bring
  •   You will not feel pressured to sell your  home
  •   It will make you a stronger buyer with more negotiating power

Gone are the days of the "bridge loan".  (A short term loan by a bank meant to cover an interval between two transactions.)   They just don't happen anymore.

So what do you do when you own a home but want to buy another?     It's tricky, right?   After all you will need a place to live after you sell.     The home buying process was much easier with your first purchase.    Likely you didn't have all this stuff, your down payment was in the bank (instead of your house), you didn't have kids, pets and a buyer that you had to wait for.

 In today's market most sellers, unless they are compensated for the risk,  will not entertain an offer contingent on someone selling their home.   Why?    By taking a home sale contingency, they are effectively taking their home off the market until you sell your home.    It's a big risk to any seller.  

Having your home sold, (or under agreement with a strong purchaser) allows a seller to consider you as a ready and able buyer.  

The best you can wish for is closing both transactions on the same day, so that you only have to make one move.     

How do you accomplish this?   

My recommendation is if you are thinking of a new home, get your current one on the market.      While your home is on the market start actively looking for homes that meet your criteria.     Having something in mind that you could go to at all times would be ideal.   When an offer comes in on your home, you will know exactly what you have to spend and the time frame to do it in!

What happens when you find the perfect home and yours isn't sold yet?  
  • First, if your home is not on the market, get it on!
  • Second, If it is on the market, reevaluate your position in the market.   Adjust your price, terms, and marketing strategy.  
  • Next, do you put an offer in and risk losing your deposit or do you put in an offer with contingencies and see if the Seller will engage?     The answer to that will depend on your motivation for this perfect home.  Of course, you will consult with your agent about either approach.    

Regardless of what you do,
 if your home is already on the market, 
 you are already moving in the direction towards your new home!

Oh Man was it hot!

We are actually at the end of a 7 day heat wave here in the Boston area.    Folks were staying indoors or cool by the water.  

(Search here for homes with pools!).  

The beaches were packed, community pools were at capacity and the sprinklers were cranking for people relief instead of just watering the grass.  Boston Area Real Estate heat wave

But the weather wasn't all that is hot!  The local real estate market is sizzling!  

Seems we went from Buyers market to Sellers overnight.  Folks are catching on especially if they have been involved in multiple offer situation.    If you are a buyer looking for a home out there right now, you best be prepared to make a move.    A blog by Patricia Kennedy, a real estate professional in the DC area advises coming in  "Green and Clean" as she calls it.    It's good advice.  Hot Real Estate Market Boston Area July 2013

Just in the past 30 days,

Franklin MA, Realtors put 23 homes up on the pending chart.   Of those 23 homes, 14 were on the market less than 20 days. 

Many of those saw multiple offers.

In Bellingham MA 11 single family homes hit that pending chart.

Medfield saw 7 with 4 under less than 20 days on the market.  

Medway MA saw 14 with half of those lasting less than 20 days

Wrentham 12, Norfolk 10, and Walpole 18.   ....and the beat goes on.

So while the weather has cooled a bit,
the heat wave still marches on for the area towns.

What Does Your Email Name Say About You?

Back in the day, when I first started on line with the old "chat room" style of getting used to the internet, I paid particular attention to what a person was trying to say with their email moniker.   email names, what does your email say about you

That old habit of paying attention to the name sent the red flags up today!   I received an email request for information on a rental property I have listed at 51 Hewes Street in Cumberland RI.  

It came from ......      SueMe@blahblahblah.com
In reality, I didn't actually pay much attention to the name until I copied and pasted it into the address line of my email.   

SueMe?   

Holy cow!   I thought... really?    This can't be.   Some one is really pulling my leg and you know what?   I don't want to go there.    Who would want to show this person a house???

What's an agent to do?    In this case, I responded to the email in a very professional way, asking the person to call me if they are interested in the property.   I don't suspect I will get a call back.   
But what if the email moniker was more, well, freaky.   Would I respond?   Would you?

Hello folks.   I have to protect myself and the people I represent.   I need you to talk to me... not just email... and if you do, consider the story your email or name tells.   

Moral to the Story.

While it is cute and fun to have an off beat name, when responding to and expecting a response to an on line inquiry, one might want to think what  subliminal message your email name gives off.    Sure, it is always fun to be funny and cute, but if you are applying for a job or an apartment or answering a house ad, anything serious, you might want to  consider that your email address is not just your best foot forward, it's your ONLY foot forward!    

Be cutesy after the fact... but get in the door.   People do not get in the door by scaring people!
