Art Sale and Exhibit Norwood MA Saturday November 10th

The Norwood Art Association (NAA) invites all to their annual Holiday Art Sale
Saturday November 10th from 10-2 at the Civic Center at 165 Nahatan Street in Norwood, MA.   

The Norwood Art association has been in existence since 1978 and with a volunteer board,  consists of local artists from Norwood, Walpole, Canton, and surrounding communities all the way to Bellingham!    Their goal is to encourage and promote the arts and provide a community for artists to share and learn.       The association holds demonstrations by a different artists each month and all are invited to attend these informative and fun events!     One does not have to be an artist to join... just have an interest!   

Back to the sale. 

Each year they hold two exhibits and sales, one being in the spring/summer and the other always a delight right before the holidays.   Norwood Art Association Fall Sale 2012

These fine, dedicated artists will be showing their original works of art.   Watercolor, Oil, Acrylic, Pastel and Charcoal and Photography works will be displayed throughout the Civic Center.    There will also be prints and cards for sale as well as items in a "sacrifice bin".  

Not in the market for a painting?  Come anyway.   

Many of the artists will be on hand to meet and greet.  It is always very interesting and a fun thing to do to go by and see what these folks have been up too. 

Our communities are full of local talent.    Here is your chance to get out and have some fun, maybe purchase a unique gift or two and support your local artists at the same time!

Walpole MA Elementary School holds Mock Election

I know most people are like me and sick of hearing about politics, but this is a bit different, I find pretty cool and felt the need to share.  

I received a blog post from Nancy Carroll a Walpole MA teacher at the Boyden Elementary School this morning.    It was a wonderful post highlighting the children holding a mock election.    I thought what fun and a great hands on way to learn the election process and become interested and involved in the election process at such a young age.

You can read her post here.   Teaching is Elementary.    I actually subscribe to this blog and find it so interesting and enlightening to learn what the kids today are learning and how they are doing it.    Why not subscribe too? 

It started out just like our actual elections (only not as costly!)..

with campaign signs that the kids made up.  They adorned the school and the kids were holding them during the "election hours".   They actually had a check off process similar to that which I will be going through shortly.     The voting booths were set up with privacy screens just like my voting place and the most fun she says was the use of an antique vote counting machine on checkout! 
  
I will not tell you the results of their election, you will have to go on and read for yourself!    Election results.  

Walpole people, your teachers are really great and I am sure you are very proud of the work that they and the students are doing! 

A really big high five goes out to the Boyden School Walpole MA teachers!

Experience and Knowledge Your Agent Needs Both

No doubt when you are looking to buy or sell a home, you start by looking for an experienced real estate agent.

You may ask for referrals from friends and do some research of your own and that's perfect.   But when making the choice to work with an agent you want to make sure that they are NOT just experienced, but knowledgeable about the type of real estate transaction you might be entering into. experience and knowledge

Segments of the real estate market

You might say that experience breeds knowledge and I agree with that.  But just because an agent has years of experience, doesn't mean it is in the segment of the real estate market that you will need it in. 

What if for example you have identified a "short sale" listing that you think you might want to purchase.   If you hire an agent that has a ton of experience in selling homes, but is not truly knowledgeable with how the short sale works you might/will be setting yourself up for a lot of needless frustration and possibly failure. 

Same thing, if you need to sell your home short and hire an agent that has no experience AND knowledge of how to work this particular segment of the market, you may not get your home to the closing table.  

New construction is another perfect example of this.    If your agent has no working knowledge of how the process works, they can have all the real estate experience in the world but they will not be able to guide you through the specific ins and outs of the new construction world. 

Like wise for commercial sales.  Leases too for that matter.   Condos are also another segment of the market where your agent needs not just years of experience but some specific knowledge of the process. 

What about geography?

With the wide spread use of the internet, we may not see real estate as all that local.   But for a buyer, it is specifically important that you know the ins and outs of a community before making a purchase.       Experience in real estate sales and knowledge of the particular marketplace may not be one and the same.  

So while experience and knowledge may not always go hand in hand, you will want to make sure that your agent possesses both.   If they don't have the working knowledge of a particular area, whether it be geographical or technical, then you best make sure they are up to learning that or giving you a referral prior to getting deep into a transaction.

You don't want to be the test case.

We just sold another Milford home.   It was on the market for just a short time.   Days actually!    The couple that purchased this home is lovely and will love the neighborhood and the beautiful wooded setting that graces this nicely maintained Colonial style home with a farmers porch and a 2 car garage. 

My Seller's, the now former owners, and a family that I have worked with many times in the past will be missed.    Mr. Seller always greeted me with a very sly smile and a very dry comment of "every time I see you Carol-Ann, I know I should start packing!".     Well, pack they did.    Off to a new adventure in a new city and new home.    I will miss these folks.   They staged their home perfectly, were very reasonable and a delight to work with. 

So today, 3 Geneseo Circle in Milford has new owners!

Whether you are looking to sell and de-clutter your home, or you have made a new purchase and need decor or supplies for that home, a visit to a good consignment shop might be in your cards.  

The name has always intrigued me.   I have passed by the Bellingham Market Place for years now and have seen it's transformation.    It is located at 799 S. Main St (route 126), and the Thrifty Witch Consignment has it's name on the large marquee out front.       Thrifty Witch Consignment Shoppe
I guess what I expected was nothing like what I found.    I ventured in today to find, not a small shop, but something encompassing a few typical store fronts.
 It was chock full of all kinds of things that would light a shopper up, yet, there was plenty of room to "move about the cabin", so to speak!

As I walked around, there was a steady stream of shoppers moving about, making purchases and gazing at all the Thrifty Witch has to offer.    Trust me, this is no, in and out type of store!

 The merchandise appeared to be gently used if at all and very reasonably priced! 

This shop has everything, and I do mean everything!

You will find antiques, current items for decor, furniture, drink ware, dolls, stuffed animals, paintings, prints, wood works, jewelry, seasonal items, pocket books, shoes and boots (even a collection of wooden shoes!), clothes (all hung by size), games, glassware, pots, pans, porcelain, jewelry, crystals, and collectible items from Franklin Mint, etc.

Like I said, this is no in and out!   There is something for everyone.  


I spoke briefly with Lisa who was delightful to give me her time.   I didn't take much as there were people looking for her attention.    They have been open for 3 years now and it certainly appears so as they know what they are doing.    They take items on consignment and even trade!   Click here for that consignment policy.     She told me that they will help people price their items so that they will sell and if you have an item or two that is not perfect for her store (I don't know what would not be), she will refer you to someplace that might work better for you.

Leave Your Shoes At The Door - A Lesson Learned

A response to one of my posts  Tips for living with your home on the Market reminded me of a listing that I competed for and LOST and the incredibly valuable lesson I learned.   Not only a good lesson for Realtors but for others finding themselves at the homes of others for whatever the reason.

A normal course of action for me, is to follow up after a listing presentation to find out if I am the person for the job, or if for some reason, I am not chosen, why.

This particular listing presentation happened about 20 years ago and the lesson learned was so simple but also valuable that I thought I would share it
It has since become a habit no matter whose home I enter including my own!

This listing appointment was in Franklin, MA and I wanted very much to be the one to market this home.  I knew that my experience and marketing surpassed the competition, and also knew there was a lot of folks coming in.    I did my best presentation, had facts and figures at my fingertips.   My marketing materials and personal statistics were great  and I felt very comfortable and happy with it.   When I get called in for a listing, I expect that I will end up with it.   :)    But, on the off chance I do not, I try and find out why.  

In this particular instance the homeowner told me they were going with another Realtor.
Naturally not just out of curiosity but also to make improvements in any way I can, I asked why. 

The homeowner told me that the person they hired took her shoes off when she entered her home.  She was sold on this person by that act! 

Wow.  I lost a listing for that reason.

From that day to this, I always leave my shoes at the door!   

                                  Lesson Learned.
